Keck + Wood collaborated with Janus to orchestrate the piping of approximately 991 feet of intermittent stream on the western side of the Industrial Park. An offsite mitigation site was identified to offset the net loss of stream at the impact site. The mitigation site was then reserved for future conservation by the local chamber of commerce.

The Keck + Wood team designed the site improvements which included site grading, curb & gutter, heavy duty asphalt parking lots, striping, stormwater detention facilities, water quality improvements, landscaping, loading dock, storm sewer, sanitary sewer, water and electrical services.

The team worked with the client to map out the full infrastructure, including an industrial collector road and utilities like water, sewer, and storm drainage for future phases. The first phase included 694,000 square feet of space, with the remaining 781,000 square feet planned for the second phase.

Once the construction was complete, Keck + Wood certified all water and sewer infrastructure and produced As-built documents, so the utility provider could obtain ownership of the new water and sewer lines. Once the initial sitework had been completed, Keck + Wood produced site fit up plans and cost estimates for potential industrial / supply chain uses including clients like the York County Economic Development Board.

Keck + Wood collaborated with Scannell Properties on a 330-acre industrial park project, which spans five phases and includes over 2.8 million square feet of warehouse space. Phase I involved a 193,750 square-foot warehouse, infrastructure design, off-site roadway improvements, internal road networks, grading, stormwater facilities, and water and sewer infrastructure. The project also included extensive surveying, grading, drainage plans, and utility design, resulting in a modern facility with the capacity for future expansion, later acquired by Growth Capital Partners.
